General terms and conditions of contract for Chalet Knylag
Introduction
These General Terms and Conditions are an integral part of the rental agreement between the tenant and the landlord and are valid for the duration of the tenancy.
Reservation and conclusion of contract
With the booking confirmation, a legally valid and binding accommodation contract is created. This contract obliges both parties to abide by the agreed terms. By paying the invoice (deposit and balance), all aspects of the use of the accommodation, the terms of payment and the liability are accepted.
Costs and ancillary costs
The costs for electricity, water, heating and firewood are included in the rent. The prices for laundry and cleaning are listed separately in the rental agreement. The visitor's tax is collected by the landlord and periodically settled with the Lötschental tourist office.
All other costs for luggage and passenger transport Wiler - Lauchernalp, luggage and passenger transport Lauchernalp - Fischbiel by snow taxi, toll fee for the mountain road Wiler - Fischbiel as well as the costs for winter and summer sports are not included in the rental price, these are at the expense of the renter.
Occupancy
The number of persons specified by the tenant is binding. Adjustments must be communicated immediately. The maximum occupancy of the house must not exceed 12 people.
Dogs are only allowed after prior consultation with the landlord (see Special Conditions of Contract for Pets).
Out-of-Influence Events
For events that are outside the area of influence (such as pandemics, interrupted or closed paths & access roads, failure or non-commissioning (e.g. Wind or overhaul) of the Lauchernalp mountain railways, increased noise emissions, power failure, environmental disasters, political unrest, strikes, opening hours of tourist facilities, etc.), there is no liability on the part of the landlord.
In the event of such incidents, the tenant has no right to terminate the contract, reduce the rent or claim damages.
Cancellations and Changes
- Up to 30 days before arrival: 50% of the contractually agreed rent due
- Later or in case of no-show: 100% of the contractually agreed rent owed
- In case of early departure: 100% of the contractually agreed rent including laundry and final cleaning as well as the visitor's tax due
Liability and complaints
The tenant undertakes to treat Chalet Knylag and the inventory with care. If defects are found when taking over the house, they should be reported to the landlord no later than one day after arrival. Without a corresponding report, the landlords assume that the house and its inventory are in order.
The tenant is liable for any damage caused by the guests. Such damage will be reported to the landlord immediately, but no later than when the house is returned/departure.
Smoking is only allowed on the balconies and outside the house. Open fires are prohibited on the entire property. A kettle grill is available on the balcony and must be positioned at a sufficient distance from the house façade or other burning elements. Instructions and prohibitions of the municipalities and/or the canton regarding outdoor fires must be obeyed.
Return/Departure
The rental property must be handed over or left swept clean and in working condition. All dishes are cleaned and neatly stored and the dishwasher filter is cleaned. The bed linen must be removed and deposited in the laundry bags provided in the entrance area. If the fireplace has been used, the ashes must be removed before departure. All personal food must be removed and the waste disposed of at the designated and official disposal points.
Additional expenses for cleaning may be invoiced if appropriate proof is provided.
Special terms and conditions for pets
During the rental period, a maximum of one dog is allowed in the house (other pets are not allowed). The dog must not be alone in the house at any time. Sofas, beds and pillows are taboo. Damage and contamination of the house and inventory will be reported to the landlord immediately. The costs for the remedy, including any loss of rent, are borne in full by the tenant. An additional cleaning fee will be charged for cleaning.
The area around the house is populated with deer, hares, marmots, etc. Extreme care is required.
Venue
This contract shall be governed exclusively by Swiss law. The place of jurisdiction is Lucerne, Switzerland.
